Commission

Every deal has a Commission section that starts at your gross commission, takes off each deduction, and ends at the money you keep.

Set the gross commission#

Open a deal. The Commission section is on the left side of the page, under Record Details. A deal with no commission shows only a Set commission button. Click it, or click the pencil (Edit commission) in the section header. Both open the Commission window.

Type the figure in Gross commission, then pick % or $:

• % is a percentage of the sale amount. Brick calculates the dollars for you: on a $1,050,000 sale, 2.5% is $26,250.00.
• $ is a fixed amount. The section shows Fixed, not a percentage beside it.

The create-deal form fills Gross commission with 2.5%. Change it before you create the deal, or clear it for a deal with no commission.

A percentage needs a sale amount. Without one, the deal has no dollar figures, and the section shows Add a sale amount to calculate commission.

Add deductions#

A deduction is money that comes off your gross commission, such as a referral fee or your brokerage split.

In the Commission window, click Add deduction and fill in the row:

• Type: Referral, Brokerage, Team Split, Franchise Fee, Transaction Fee, or Other.
• Label: optional, such as the name of the referring agent. An Other row needs a label.
• Amount, with one of three choices beside it:
  • $ is a fixed dollar amount.
  • % is a percentage of the gross commission.
  • ↳% is a percentage of what is left after the rows above it.

The totals at the bottom of the window change as you type. Click Save to keep your changes. Save stays greyed out while a row is not complete. Hover over it to see which row needs a value.

To remove a row, click the X at its right end. A deal holds up to 20 deductions.

Put the deductions in order#

Brick applies the deductions from top to bottom. To move a row, drag it by the grip at its left edge.

The order changes the money when a row uses ↳%. That row takes its percentage of what the rows above it left, not of the gross commission. On a $27,500.00 gross commission, for example:

• Brokerage at 20% takes $5,500.00.
• Team Split at ↳10% takes 10% of the $22,000.00 that is left, which is $2,200.00.
• The net commission is $19,800.00.

On the deal, a ↳ in front of a rate marks a row of this kind. Hover over the rate to see the dollar amount it was a percentage of, and the rows above it.

Read the totals#

The section ends with Totals:

• Gross commission.
• Deductions: all the rows added together.
• Net commission: the gross commission minus the deductions.
• Tax, with the rate in its name, such as Tax (13%). Brick calculates tax on the net commission, not on the gross commission.
• Net commission (incl. Tax): the net commission plus the tax.

A negative figure shows in red, in parentheses. When the deductions are more than the gross commission, the net commission is negative, and Brick shows Deductions are more than the gross commission. under the totals. The tax on a negative net commission is $0.00. For example, a $73.75 gross commission with $186.88 of deductions shows a net commission of ($113.13) and Tax (13%) of $0.00.

A deal with no tax rate, or a rate of 0%, shows no tax line and no Net commission (incl. Tax) line.

Set the tax rate for new deals#

Open Settings → Commission. The Tax rate box holds the rate that Brick puts on each deal you create. Type a rate, then click outside the box to save it.

A change to this rate does not change the deals you already have. Each deal keeps the tax rate it was created with. To change the rate on an existing deal, see the next section.

Leave the box empty, and new deals get no tax.

Change the tax rate on one deal#

Open the Deals page in a table view. Click Add column at the right end of the header, and pick Tax Rate. Double-click the deal's Tax Rate cell, type the rate, and click Save. Clear the box to take the tax off that deal.

The Commission window has no tax rate box. You change a deal's tax rate in the Tax Rate column of the Deals table. If you add Tax Rate to your board cards, you can change it on a card too.

Save deductions as a preset#

A preset is a set of deductions with a name, such as your brokerage split. Your presets are in Settings → Commission, under Deduction presets.

To create one there, click New preset. Type a Name, add the deductions, and click Save. A preset holds rates and fixed amounts only. It has no sale amount, so it shows no dollar figures for percentages.

You can also save a preset from a deal. After you save changed deductions in the Commission window, Brick shows Use these deductions again? for 12 seconds. Click Save as preset and give the preset a name. Brick does not ask when the deductions match a preset you already have.

To change a preset, click its ⋯ menu, then click Edit, Rename, or Delete.

Apply a preset to a deal#

To apply a preset to every deal you create, select it in the Applies to new deals column of Settings → Commission. Brick adds its deductions to each new deal, and the create-deal form shows them under Commission Deductions. Only one preset at a time applies to new deals. To stop, select Don't apply any preset to new deals.

To add a preset to a deal you already have, open the deal's Commission window, click Add from preset, and pick a preset. Brick adds the rows of the preset under the rows the deal already has. Nothing changes until you click Save. Add from preset shows only when you have at least one preset. A preset that would take the deal past 20 deductions is greyed out.

The rows go at the bottom, so a ↳% row from the preset takes its percentage of what your existing rows left.

Brick copies a preset onto a deal. The deal does not stay linked to the preset. When you edit or delete a preset, the deals that used it keep their deductions. To change those deals, edit the commission on each deal.

See commission on the Deals table and board#

The Deals table shows Gross Commission and Net Commission columns. Add column also offers Deductions, Deductions Amount, Tax, Net Commission (incl. Tax), and Tax Rate. Brick calculates Deductions Amount, Net Commission, Tax, and Net Commission (incl. Tax), so you cannot edit those cells. You can filter and sort by them.

The Deductions cell lists the rows by name. Double-click it to see the full breakdown, with an Edit commission button that opens the Commission window. An export puts all the rows of a deal in one cell, in order. See Import and export.

On a board, each card shows the net commission. A footer under each column can show a figure for the deals in that stage, such as Average Net Commission. See Add a footer to a board column.

Create a deal with deductions from Ask Brick#

Ask Brick to add a deal, and it shows a card before it writes. The card has a Deductions row. When a preset applies to new deals, the row already holds its deductions, such as 2 deductions · ($7,000.00). Click the row to change them, then click Create.

Ask Brick cannot change the deductions on a deal you already have. It tells you to edit them in the Commission section of the deal.
